What do you do?
Moving house can be stressful enough without having to worry about all the paperwork.
We will gather all the relevant information relating to your property, check it and explain it to you. We will keep you up to date with progress throughout your move, answering all your questions in simple, straightforward language.
How long will it take? When can I move in?
Unfortunately there is no fixed time for all the legal work to take. Every transaction is slightly different and there are many factors that can affect how long the process takes.
Let us know what timetable you want to work to and we will tell you if this is realistic.
What ‘‘searches’ do I need carrying out?
The main searches we carry out on your behalf are; a Local Authority search - to find out if they know anything which would affect the property, and a Coal Mining Search, which checks that the property is not affected by any mining activity.
What does ‘exchange of contracts’ mean?
This is the point as which both parties are legally committed to the move. Most of the time in a conveyancing transaction is spent getting you to this stage because we must make sure you can fulfil the agreement you are entering into.
